Per arrivare a Villa Gaia è necessario uscire a Montecatini Terme e poi seguire le indicazioni per Montecatini Alto, percorrendo per 3 km la strada statale Mammianese.
Il collegamento con la città termale è garantito dal servizio autobus (partenza ogni ora) o dalla storica funicolare (partenza ogni mezz'ora).
Un volta arrivati nel borgo basta seguire le indicazioni per arrivare nel parcheggio privato che si trova esattamente dietro la villa sul lato sud.
